do usually come with some issues that a home owned
by a home-owner might not necessarily have, but if
you are working with
an experienced REALTOR who knows the area you’re
looking to buy in, you can find some great buys on
bank-owned properties. I just recently closed on a
bank-owned home here in the New
Hampshire Seacoast, and the new owner got himself a
great buy. The property had been listed for
$249,900, and then was reduced a couple more times
until it got down to $199,900. And of course, all
kinds of buyers wanted to see it at that point.

Portsmouth Homes Market Activity Jan - April 2008 vs. Jan -
April 2007 We currently have 81 homes
for sale in Portsmouth, with an average asking price of
$531,228. There were 30 homes that went sale pending, and
those homes had an average asking price of $406,017. During this
time period, we had 33 homes that were sold. The average
selling price was $362,112, and the average days on the market was
122 days.

We all know that the
real estate markets in many areas of the country
have been less-than-hot over the last year and a
half to two years. In spite of that, there are also
areas in the country that didn't see the turbulent
ups and downs that many markets experienced. The
east and west coasts saw more of the swings than did
the middle part of the country, and even within
those areas, there were pockets that saw just the

Dover New Hampshire Real Estate Market - 2007 Recap
Dover NH real estate market showed some
strong activity during 2007. Average sales prices
increased in homes and condos, average list-to-sell
ratios stayed strong, and days on the market
remained about the same as in the previous year.
The were fewer homes for sale, and yet there were
more homes that sold in 2007 than 2006.This
certainly sounds like a fairly robust market to me!
Especially when you compare it to all the negative
news media reports about how down and dour real
estate is.

Exeter NH Real Estate 2007 Market Recap
This past year in the
Exeter New Hampshire real estate market, we saw the number of new
listings that came on the market in 2007 drop quite a bit from 2006 for both
Exeter homes and Exeter condos. The average days on the market for both
homes and condos increased by a good amount. Some of the other Seacoast
towns saw about the same types of variations in their numbers, while others
saw much less of a difference between the two years. In the market we've
been in, and are still experiencing, sellers MUST pay very close attention
to
what the market is saying about pricing. Those who sold this past year
or so priced their properties appropriately for the market at that point in
time. It's always important to properly price any property, and it will
remain ever more important this year as well.

Greenland NH Homes Condos | 2007 Real Estate Market Recap
Greenland NH real estate
activity for this past year, 2007, remained about the same as in 2006. There
were a few less properties for sale and yet a few more that sold in 2007.
The average sales price went down a little in 2007, however the days on the
market shortened up a bit. That sounds to me like
the real estate market in Greenland was fairly stable last year!

Hampton NH Real Estate Market - 2007 Recap
Hampton NH is one of the few towns here in the Seacoast
that's right on the ocean. We have the tiniest coast in the US, all 17
miles of it! And Hampton and
Hampton Beach take up a nice chunk of that short coastline. The real
estate market in Hampton this past year showed that the prices of homes and
condos were down just a tiny bit, and the days on the market increased just
a little bit as well.

New Castle NH saw some great
activity this past year, despite what the news media would have us all think
with all the negative and sensational headlines. Homes in New
Castle saw a higher average sales price, more homes sold, and we
also saw the average days on the market decrease for 2007. I'd say that

North Hampton NH Homes | Real Estate Market 2007 Recap
North Hampton New Hampshire saw some really interesting
activity in the real estate market in 2007. Homes on the market were down
slightly over 2006, however sales of North Hampton homes was up a good
amount. The average sales price in 2007 increased by a sizable amount as
well. This information is just further proof that
all real estate is local, and that the media that continues to harp on a
'national real estate market' really need to get a clue and understand that

This past year in the
Portsmouth NH real estate market, we saw a
number of interesting things, scattered over several
months. We saw a number of properties sell very
quickly, and for close to or at their asking price.
We also saw multiple offer situations from time to
time as well. The important part of each of those
situations was that the sellers paid attention to
what the market was indicating for price, and they
priced their properties appropriately for the market
at that point in time.

Stratham New Hampshire real estate
activity for this past year, 2007, remained about the same level as we saw
in 2006.
There were fewer homes that came up for sale, but just about the same number
of homes sold in both years, and it took just about the same amount of time
to sell in both years as well. Condos in Stratham fared about same 2007 as
they did in 2006.

Rye NH Homes | Real Estate Market Recap 2007
This past year for
homes in Rye New Hampshire, we saw some interesting real estate
statistics. The homes for sale were down as was the average listing price,
but the total number of sales was up and the average selling price was up as
well.
Given the climate of the real estate market in general for 2007, that's
pretty darn good!
